Tepe

Tepe

Built on the slopes below Alanya Castle, Tepe is the district's view neighbourhood. Narrow streets follow the hillside, and the bay, the castle walls and the Red Tower appear through the pines. Development is sparse and largely detached — this is one of the few places that preserves Alanya's older residential fabric. The centre, Kleopatra beach and the marina are a few minutes downhill, and the elevation brings a noticeable coolness in summer. For a home in the middle of the city but away from its noise, with a view that will not be built out, Tepe has few alternatives.

About Tepe

On the hillside below Alanya Castle lies the oldest settlement in the city. Narrow streets, garden walls, stone houses and the sea visible from every corner. Tepe reflects Alanya's historical face far more than its touristic one.

Daily life

Life here is on a neighbourhood scale: a bakery, a grocer's, a coffee house. Larger needs are met in the centre. As the Castle, Kızılkule and the harbour are all within walking distance, this is one of the most walked areas of Alanya.

Getting around

Approximately 2 km to the centre. The roads are winding and steep, so driving up and down takes somewhat longer than the distance suggests. Gazipaşa Airport is approximately 45 km away, Antalya Airport approximately 125 km.

Housing stock

Detached houses, two- and three-storey buildings with small gardens, and older homes awaiting restoration. Because of conservation rules, new complex development is almost non-existent; the number of properties for sale is always limited.

Who it suits

For the buyer who values the view and the historic character over the facilities of a residential complex. Anyone looking for a pool, a lift and security will not find it here, but rather in the newer neighbourhoods to the east.

Frequently asked about Tepe

The questions buyers ask most often about Tepe, answered.

The area is under conservation protection and closed to new construction. Most of the existing houses have been in the same families for many years; for this reason the number of listings that come onto the market is far lower than in other districts of Alanya.

It is possible with a project that complies with the conservation rules, but the process takes longer than a standard renovation. Before buying, you should obtain in writing the status of the building and which interventions are permitted.

On foot towards Kleopatra Beach it is a 10-15 minute descent, and on the way back an uphill climb. Anyone planning to use the beach daily should take this difference into account.

Not to every house. Some streets are narrower than a vehicle; houses that can be reached right up to the door are therefore more valuable than the others. Please check this on site when you go to view a house.
