Running from the foot of the castle down to the harbour, central Alanya is the busiest part of the district. Kleopatra beach, the marina, the Red Tower and the bazaar are within a few hundred metres of each other; restaurants, banks, the hospital and schools are all on foot. A centre that stays open twelve months a year — and the most crowded spot in Alanya each summer.

ViewThe core stretching from the foot of the castle to the harbour, and from Damlataş to Kleopatra Beach. This is what people mean when they say "town" in Alanya: the area where everything comes together, from the municipality to the hospital, from the bazaar to the seafront restaurants.
Everything is within walking distance. The bazaar, the market, banks, government offices, hospitals and schools are all in the centre. In summer the density of tourists is noticeable; in winter the town returns to its local rhythm, and most shops stay open.
All of the town's dolmuş (minibus) routes pass through the centre. Gazipaşa Airport is approximately 45 km away, Antalya Airport approximately 125 km. The bus station and intercity connections are close to the centre.
Mixed. Around Kleopatra there are apartments used for tourism purposes, behind the bazaar older buildings occupied by the resident population, and along the seafront a small number of new projects. As land is scarce, new and large residential complexes are rare in the centre.
For the buyer who wants city life, the ability to reach everything on foot, and a lively environment. Buyers looking for quiet and a complex with extensive social facilities will find more choice in the neighbourhoods to the east of the centre.
There is almost no empty land left here, so new projects are rare: the stock is mostly apartments in existing buildings, and the price per square metre sits above the district average. In exchange, short-let demand is the highest in Alanya. For anyone who wants to live without a car, or to be able to sell quickly, the centre is the most liquid area in town.
The questions buyers ask most often about Alanya Centre, answered.
Only to a limited extent. As there is little vacant land in the centre, new and large residential complexes are rare; most of the homes on the market are in existing buildings. Buyers looking for a new project will find more options in Oba and Tosmur, to the east of the centre.
The area around Kleopatra Beach and the harbour is lively on summer evenings. The back streets of the bazaar and the neighbourhoods rising towards the castle are noticeably quieter; here the choice of location directly determines the noise level.
In summer it is difficult. A building with its own car park is a real advantage in the centre and one that is reflected in the price; with apartments without parking, the parking problem arises all year round.
The location is strong, but given the age of the building and the earthquake regulations, the building inspection record and the date of the construction permit must always be checked. For buyers who calculate the renovation costs from the outset, the centre remains advantageous.
