Kestel

Kestel

Stretched into a narrow strip between Tosmur and Mahmutlar at the foot of the Taurus mountains, Kestel is a calm coastal neighbourhood with the sea on one side and banana greenhouses and mountains on the other. Development is concentrated in residences along the shore, and many projects are a few minutes' walk from the water. There is far less traffic and crowding than in the centre, yet the centre itself is 6 km away and Mahmutlar's shopping street only a few minutes. For a seafront or sea-view apartment in quiet surroundings, Kestel is one of the best-balanced areas in Alanya.

About Kestel

A narrow strip between the sea and the slopes of the Taurus Mountains. On one side the beach and the coastal road, on the other banana greenhouses and rising hillsides. It lies between the centre and Mahmutlar, and both are reached in a short time.

Daily life

Quiet on a neighbourhood scale, yet complete: supermarket, bakery, pharmacy, cafés and streets leading down to the beach. The proximity of the university campus keeps the neighbourhood lively throughout the year.

Getting around

Approximately 8 km to the centre of Alanya, approximately 4 km to Mahmutlar. Gazipaşa Airport is approximately 35 km away, Antalya Airport approximately 130 km. The dolmuş passes frequently along the coastal road.

Housing stock

On the seaward side, complexes with pools and communal facilities; on the slopes, apartments and villas with wide views. As the coastal strip is narrow, beachfront stock is limited; projects on the road side keep their views for a long time.

Who it suits

For the buyer who wants closeness to the centre and peace and quiet at the same time. Properties here are bought both as holiday homes and for year-round living; for rentals, the university and the nearby centre are two separate sources of demand.

Frequently asked about Kestel

The questions buyers ask most often about Kestel, answered.

The shoreline is narrow but easy to reach; from most residential complexes you can walk down to the beach. It is noticeably calmer than the beaches in the centre.

Yes, but because the shoreline is narrow, new projects are mostly rising on the inland side of the road and on the hillside. Beachfront stock remains limited.

Shared minibuses (dolmuş) pass frequently along the coast road, and the centre is approximately 15 minutes away. Mahmutlar is reached in a few minutes; this access in both directions is the most practical aspect of the area.

On the hillside the view is wider and the price more affordable, while by the shore the beach is within walking distance. For a buyer who does not drive, the shore side is more suitable; for someone whose priority is the view, the hillside is the better choice.
